Collateral is the security of debt obligations with valuable movable, immovable or other property. In accordance with Federal Law 129, 197, 306, 102, the pledge is formalized by an agreement and returned after the debtor has fulfilled all his obligations to the creditor. To return the deposit, you must pay the entire amount taken with interest and other commissions.

Step 1
To collect the collateral, contact your lender. Fill in the entire amount taken or show all receipts for payment. If you took out a mortgage loan, and the purchased property was registered as collateral, then present your passport, loan agreement, notarial pledge agreement.
Step 2
All pledges in the form of real estate acquired on a long-term loan are formalized by a notarial pledge agreement and registered with the Federal Office of the State Registration Center. Information is entered into the register that an apartment or other real estate is encumbered with a pledge. No legally significant transactions can be made with real estate without the permission of the lender, up to the repayment of the full amount of the debt and making an entry in the unified state register that all encumbrances have been removed.
Step 3
Therefore, you are obliged to reissue registration documents and submit a package of documents for registration of property rights.
Step 4
If you pledged valuable property, in order to return it, you must pay the entire amount taken, interest and other commissions. In this case, the pledge agreement is drawn up in a simple written form for both parties. The collateral is collected in the usual way - you repay the debts, you are given the collateral, the collateral agreement is liquidated.
Step 5
If you have fulfilled all your promissory notes, and the bail is not returned to you, then you have the right to file an application with the Arbitration Court. All controversial issues with the payment of debts, interest and other commissions, as well as with the return of the pledge, are resolved exclusively in court. All other methods of resolving controversial issues are illegal and punishable under the laws of the Russian Federation.
Step 6
Do not forget that returning the pledge is not a sufficient measure, it is necessary to liquidate the pledge agreement and make changes to all the official authorities that fixed the agreement. For example, a pledge of any real estate is registered with the FUGRTS, therefore, if you have paid all the promissory notes, and the registration of the pledge is still present in the state center, then you cannot dispose of the pledged property.
