The term mortgage in Russia is used most often in the context of housing problems. Mortgages have become a way out for many young families when purchasing their own housing. When choosing a mortgage program, you need to understand which property will be purchased. You can buy on a mortgage loan an object of equity participation in construction or a real estate object already put into operation, in other words, a new building or an object of the secondary real estate market.

It is on the choice of an apartment that the formation of a package of documents for a mortgage loan will depend. A large number of necessary documents is the main disadvantage of mortgage lending, but they will have to be collected and submitted to the bank. If a new building is purchased, then along with the documents for the apartment, you must submit documents for the construction company. As a rule, the developer independently transfers to the bank all permits and construction documents, as well as documents for the land plot on which construction is underway.
Step 3
If this is an object of the secondary real estate market, then it is necessary to provide the bank with title and legal documents for the real estate object. Such documents are: a purchase and sale agreement, a donation agreement, an agreement on equity participation in construction, etc., a certificate of ownership, cadastral and technical passports for the property. If necessary, they can request certificates confirming the absence of communal debts and all kinds of encumbrances.

In addition to documents for the apartment, it is necessary to present documents proving the identity of each of the sellers; many banks ask for a driver's license or a certificate from a neuropsychiatric dispensary. If the apartment is a joint property of the spouses, then the notarial consent of the second spouse to alienate (sell) the apartment.

Borrowers will need: a passport of a citizen of the Russian Federation, a driver's license (if any), a certificate of pension insurance, TIN, a certificate from a neuropsychiatric dispensary, a document confirming work experience in one place (a copy of a work book), a certificate of income in the form of 2 personal income tax or a certificate filled out in the form of a bank, signed and certified by the employer.
Step 6
The bank may require the provision of guarantors for the mortgage loan, but this condition is more an exception than the rule, and in most cases, the bank is satisfied with the collateral in the form of the purchased apartment.
