  • - contract of sale;

  • - documents confirming payment (receipts, bank statements, cashier's checks, etc.);
  • - mortgage lending agreement and payment schedule;
  • - written application (in the form available at the tax office);
  • - completed tax declaration 3-NDFL;
  • - certificate of income 2-NDFL;
  • - passport of a citizen of the Russian Federation.

Step 1

Make sure you qualify for a property tax deduction. You have the right to reimburse the costs of buying a house, apartment, share in residential premises, land plot for individual construction or a plot purchased with the house. In addition, the taxable portion of income can be reduced by the amount of interest on the mortgage loan.

Step 2

This benefit is not provided if the citizen has already received a property deduction. You can return money when buying a home only once in a lifetime. All expenses must be paid by the taxpayer himself and not by other persons, such as an employer. Families who have used “maternity capital” or funds received under state and municipal programs to improve the living conditions of citizens for the purchase of an apartment or individual house will not be able to receive the deduction. Tax breaks do not apply to housing purchased from close relatives, creditors or debtors.

A non-working Russian can receive a property deduction if he sold his previous home and paid a 13% income tax on the amount received. For retirees with no other taxable source of income, the remainder of the deduction will be calculated according to their salary during the three years prior to retirement.

Step 4

Remember: the maximum deduction for the purchase of housing is 2 million rubles. It is from this amount that 13% will be returned, i.e. 260 thousand rubles. If the property you purchased is worth, for example, 3 million rubles, you will receive a deduction from only 2 million. But when buying a cheaper home, the tax benefit will be calculated on its actual value. For example, a one-room apartment cost 750 thousand rubles. You are entitled to 13% for it, i.e. 97,500 rubles.

Step 5

New settlers who have taken advantage of a mortgage loan have additional opportunities. They can arrange a property deduction for monthly loan payments (interest). Buying an apartment in a new building without interior decoration, you can also reimburse the cost of purchasing building materials and finishing work.

Step 6

Select the method of obtaining the property deduction. There are two options: through the tax office (the amount will be transferred to your bank account) or through the employer (13% will not be deducted from your salary for a certain period of time).

Step 7

Prepare documents for submission to the tax office. You need to apply for a property deduction at the beginning of the year following the year of purchase. For example, you purchased an apartment in July 2011, which means that you must contact the tax authorities in January-February 2012. You must definitely submit originals and copies of title documents.

Step 8

The tax office will review your application and determine the maximum amount of the property deduction. When registering for a deduction from an employer, do not forget to receive a notice from the Federal Tax Service Inspectorate of the right to tax benefits. You must submit this document to the accounting department of your organization.
