In addition, the entrance supervisor is obliged to keep sets of keys for emergency exits and technical rooms, as well as magazines with minutes of public meetings and other documents related to the housing stock. At the end of the year, this person is obliged to report on the work done at the general meeting of residents.

Financial obligations and rights of the main entrance

With the legal appointment of the main entrance by the management company, a work contract is concluded with the organization, which may provide for a certain procedure for remuneration of this authorized person. Only in this case, the head of the house receives the right to further house-to-house visits in order to collect appropriate funds. If this person demands or even forces to issue funds without explaining the reasons, such an illegal act can be classified under the article on extortion, and it must be reported by contacting the law enforcement agencies. If the levies have already been made, all funds must be reimbursed to the tenants.

In case of an urgent need to collect money, for example, to eliminate an emergency at the entrance, the authorized person is obliged to provide documents proving the expediency of these actions. For example, this can be the opinion of the management company, fire authorities or law enforcement agencies. After the implementation of the planned actions, the senior at the entrance is obliged to report on the work done at the next meeting of neighbors.
